    Sinking Decks, Real Risks

South Florida’s sandy soil and high water table can shift the ground under your deck. Heavy rain and poor drainage wash out the base, causing pavers to settle and slabs to crack.
Left alone, gaps at the coping let water seep underneath, and the damage spreads. Catch it early with pool repair and maintenance before it needs a rebuild.

A small dip may look minor, but uneven pavers trip guests and send water where it shouldn't go.

    • Trip hazards Raised edges and sunken pavers along walkways
    • Standing water Puddles that linger or drain toward the pool
    • Coping gaps Openings where the deck pulls away from the pool
    • Spreading cracks Slab and grout cracks that widen over time

    How It Works

    1. On-site assessment

We check your deck, soil, drainage, and coping to find what's causing the settling, not just where it shows.

    2. Scope and options

We lay out the fix: reset your existing deck or upgrade to travertine, marble, porcelain, or concrete pavers.

    3. Permits and engineering

If your city or HOA requires permits or engineering, we take care of them before any work starts.

    4. Base and drainage repair

Our crew corrects the base and drainage underneath, so your pool deck leveling holds up through the rainy season.

    5. Reset and finish

We set the surface level, slope it away from the pool, and cleanly finish the joints and coping edges.

    6. Final walkthrough

We walk the deck with you and check the slope and every edge. We make sure you're happy before we wrap up.

What Your Pool Deck Leveling Project Covers

    Reset paver surfaces

Sunken pavers often need work below the surface. We assess the base, make necessary repairs, and reset the pavers for a more even finish.

    Coping realignment

Coping is the capstone along your pool’s edge. Where the deck has pulled away, we reset it so the edge lines up tight.

    Drainage improvements

We correct the slope and add drainage where it’s needed, so rain runs off the deck instead of washing out the base.

    Your Pool Deck Questions, Answered

Why is my pool deck sinking or settling?

It’s almost always the base, not the surface. Over time, water can wash fill out from under your pavers or slab, leaving hollow spots. A lasting fix starts with finding the source of that water and fixing it.

Is leveling a pool deck cheaper than replacing it?

Often, yes, if your pavers are still in good shape. We can lift them, rebuild the base, and reset them. If they’re cracked, worn, or dated, a replacement may be the better investment. We’ll show you both options.

What affects the cost of leveling a pool deck?

The price depends on the size of the sunken area, how much base needs rebuilding, and whether the drainage needs work. Replacing pavers or coping also adds to the cost. We’ll give you a free estimate after we see your deck in person.

What sets the timeline for leveling a pool deck?

The schedule depends on the area size and how deep the base repair goes. Drainage fixes, any required permits, and sourcing matching pavers also play a part. We’ll talk through scheduling at your estimate.

Can I use my pool deck right after leveling?

It depends on the surface. Pavers reset on a compacted base are usually ready to walk on sooner. New concrete or mortar-set stone needs time to cure first. Our crew will tell you when it’s safe to walk on before we leave.

How does foam leveling compare with traditional mudjacking?

Both push material under a sunken concrete slab to raise it. Foam is lighter, while mudjacking uses a heavier slurry. Our approach is different. We lift the surface, rebuild the base, fix drainage, and reset it level.

Should I level a pool deck that has only settled slightly?

Small dips are worth watching. Once the base starts moving, settling usually keeps going. If an edge catches your foot or water sits after rain, have it checked. Catching it early often means a smaller repair.

Can cracked pool deck concrete be fixed without replacing it?

Sometimes. Hairline cracks in a stable slab can often be repaired. If the slab broke because the base gave way, a patch won’t hold. Leveling or replacing a concrete pool deck starts with fixing what’s underneath.
